Net Zero Statistics

Decarbonisation and net zero targets are transforming the way buildings are managed. The NHS has committed to net zero by 2040, with an interim target of an 80% reduction in emissions between 2028 and 2032. Estates and building energy use represent a significant portion of this footprint, making energy efficiency a key priority.

 

For commercial buildings, Minimum Energy Efficiency Standards (MEES) require all leased properties to achieve an EPC rating of C by 2030 and B by 2035. Currently, most buildings are rated E, and those failing to meet the 2030 threshold will be unlettable. HVAC systems—responsible for up to 60% of energy use—offer the single largest opportunity to improve efficiency and reduce carbon emissions.

 

Upgrades such as replacing gas boilers, modernising air handling units and chillers, improving ventilation, and installing smart controls can reduce energy consumption by 20–40% and cut carbon emissions by up to 30%. These measures not only ensure regulatory compliance but also lower operational costs, enhance occupant comfort, and future-proof assets in the transition to net zero.

Grants & Loans Available

NHS and Public Sector
The Public Sector Decarbonisation Scheme (PSDS) provides funding for projects that reduce building carbon emissions. Grants can range from up to £100,000 for smaller initiatives to multi-million-pound funding for larger projects. Eligible measures include heat pump conversions, air handling unit replacements, and building management system (BMS) upgrades, enabling NHS estates to achieve net zero targets while reducing energy costs.

Life Science and Commercial Buildings
While grants are currently limited in the life sciences sector, government-backed green finance options will be available from 2027, offering low-interest loans to fund energy efficiency and decarbonisation projects.
